Okay, So Why Work with Erin Rose?
Out of the approximate 4,000 licensed real estate agents running around the Richmond metro, why work with me specifically?
Here's the honest answer: I've sold over 100 houses in the last five years, price points from about $70,000 all the way up to $1.5 million, and I have never once told a client something I didn't believe just to make them feel better. That's it. That's the whole pitch. Everything below is just me proving it.
I Answer My Phone
This should not be a whole section of a blog post. This should be a given. And yet! Here we are! I hear it constantly: people texted their agent about something and just… never heard back. So let me talk about what I know about.
Richmond moves fast, especially come spring. A good house in Bellevue or Woodland Heights can be under contract by Sunday night, gone, over, someone else's kitchen now. If you text me Saturday morning about something that just hit the market and I don’t respond until Monday, I didn't just annoy you. I cost you a house. So my cell is my business line, I answer it, and if I'm unreachable (closing table, showing, once in a while my own life) you'll know ahead of time instead of wondering if I fell off the earth.
I Will Tell You The Truth Even If You Don't Want To Hear It
I'm a straight shooter. Some clients need a minute to adjust to that, because it's so much easier to just tell someone what they want to hear and keep the deal moving. I am not built that way.
If we're standing in a basement and that crack in the foundation is telling me a story, you're hearing about it right then, while we're still standing there. I would rather lose a commission on a house you shouldn't buy than let you find out the hard way two years and $40,000 in unexpected structural repairs later.
Sellers get this too. If you want to list at $525,000 and the comps on your street are screaming $479,000, I am going to show you those comps and tell you the real number, even though it would be so much easier to just agree with you and take the listing. I won't do that. You deserve honesty - especially in a volatile market
Every Price Point, Every Corner of Richmond
$70,000 to $1.5 million isn't something I’m bragging about — it means I've worked all of it. From first-time buyers with limited cash on hand to families needing to trade up for more square footage - I’ve worked with them all! I’ve sold new construction out in Chesterfield. Brick ranches in Sandston. Condos in the Fan. Old Church Hill houses that predate the Civil War. Each requires a unique approach and a professional eye. I’ve got both.
I Know These Neighborhoods Block By Block
Richmond is a city of neighborhoods and each of them has their own personality and quirks. If you’re looking for a quality new build in the heart of the city - I know to tell you that Church Hill is where it’s at. If you’re looking for affordable acreage - Eastern Henrico is what you need. If you love the charm of an old house and don’t mind maintaining one - you’re in luck! Richmond has more old houses than anywhere on the Eastern Seaboard (this is my opinion but it feels like fact).
I know this stuff because I've physically been inside these houses for years. If I’ve sold 100+ that means I’ve walked thousands of homes. I’ve seen some things!

What areas do you cover? The city of Richmond plus Henrico, Chesterfield, and the surrounding counties.
Do you work with first-time buyers? All the time, and it's some of my favorite work. First-time buyers need the most explaining and usually get the least of it. I'd rather answer twenty questions upfront than let you get blindsided at the closing table.
What does it cost me to work with you as a buyer? Commission structures changed across the industry in 2024, so this deserves a real phone call instead of a paragraph on a website. Call me and I'll walk you through exactly how it works and what, if anything, comes out of your pocket.
